Hatten Sie 2011 Mietausfälle? Dann beantragen Sie Ihren Grundsteuererlass noch bis 2. April 2012.
Als Vermieter haben Sie grundsätzlich Anspruch auf einen Grundsteuererlass, wenn Sie unverschuldet erhebliche Mietausfälle durch Leerstand hinnehmen mussten.
Die Grundsteuer für Ihre vermietete Immobilie kann Ihnen als Vermieter teilweise erlassen werden, wenn Ihre Ertragsausfälle entweder mindestens 50% des normalen Rohertrags der Immobilie betragen oder die Immobilie nichts einbringt.
Im ersten Fall werden Ihnen 25% der Grundsteuer erlassen, im zweiten Fall sogar 50%.
Sie dürfen die Mietausfälle aber nicht selbst verschuldet haben und müssen bei Ihrem Antrag ernsthafte und nachhaltige Bemühungen Mietinteressenten zu finden nachweisen.
Ihre Bemühungen sollten Sie deshalb sorgfältig dokumentieren, beispielsweise mittels Kopien von Anzeigen in Zeitungen und nachweisbare Maklerverträge.
Den Antrag auf Grundsteuererlass für das Jahr 2011 können Sie noch bis zum 2. April 2012 stellen.
Die Frist kann nicht verlängert werden. Zuständig für solche Anträge sind Städte und Gemeinden.
